RPG Developments evaluated opportunities for a new ultra-luxury master-planned development in Puerto Rico. The opportunity centered on enhancing the master plan to better capture luxury tourism, meetings, and events while strengthening the project’s overall market position.
Potential flight development also presented opportunities to reach new visitor markets and increase overnight stays, supporting the project’s broader tourism impact.
Approach
Hunden Partners’ Executive Vice President of Consulting, Bethanie DeRose, completed a feasibility and market demand study for RPG Developments. Ms. DeRose led a team that conducted market research and provided recommendations on demand generators and enhancements to the master plan to better capture luxury tourism, meetings, and events.
The study outlined key strategies to strengthen the project’s market position, increase event capture rates, drive higher profitability, and extend tourism impact through increased overnight stays. Hunden Partners also collaborated closely with Discover Puerto Rico to evaluate new markets supported by potential flight development that could influence the project.
Impact
In 2022, the Hyatt Regency Grand Reserve Puerto Rico added 93 rooms, bringing its total to approximately 573 rooms. As of 2025, the Grand Reserve community resumed its master-plan development with an estimated $100 million investment in new luxury residences and upgraded amenities, reflecting continued growth in Puerto Rico’s high-end tourism and resort market.
