Hilbert Circle Theatre Optimization and Reuse Study

Hilbert Circle Theatre’s modernization strategy explored new programming, seating configurations, hospitality amenities, and accessibility improvements to increase utilization and revenue while strengthening the historic venue’s role on Monument Circle.

Situation

The Indianapolis Symphony Orchestra evaluated opportunities to expand the uses and improve the functionality of Hilbert Circle Theatre on Monument Circle. Originally opened as a movie house in 1916 and home to the Indianapolis Symphony Orchestra since 1982, the 1,660-seat venue fulfills a unique house size within the Indianapolis market. However, the Theatre was not easily accessible to all patrons, lacked contemporary amenities such as bar, café, and retail offerings, and faced significant parking constraints.

The opportunity centered on identifying improvements and uses that could create a more activated venue, generate additional revenue, and better integrate the Theatre with the activity and liveliness of downtown Indianapolis.

Approach

Hunden Partners analyzed the optimal mix of improvements and uses for Hilbert Circle Theatre. The study included a profile and historical performance assessment to understand what the facility has hosted in the past and what additional activity could be induced through improved and reimagined facilities.

Hunden conducted a comprehensive analysis of the local and regional market for concert and entertainment venues, including industry trends, competitive market analysis, and comparable case studies. Interviews with event producers, promoters, and users helped identify opportunities for new uses. Hunden developed recommendations for new development and programming, an integrated concept, facility improvements, fixed and flexible seating and capacity changes, and premium areas.

Impact

Hunden’s findings helped guide the Indianapolis Symphony Orchestra and its design team in shaping a master plan for Hilbert Circle Theatre’s modernization. The project is now advancing through design and fundraising phases, with proposed improvements aimed at enhancing accessibility, adding new hospitality and event spaces, and strengthening Monument Circle as a year-round cultural destination.
